Comprehensive Property Review & Staging Plan Report

First … We assess your property from curb to fence and perform an in depth walk-through, room by room, of the property. The interior, exterior, and landscaping of your property will be photographed and analyzed. This includes all aspects of the staging process for the occupied property using the client's furniture and accessories. The property review takes 2-3 hours depending on the size of the property.

Then … Over the next few days, using the information gathered, we analyze your property and create a staging plan to using your furniture and accessories based on your budget guidelines.

Finally … A comprehensive and prioritized written report outlining specific staging details for your property will be delivered within 72 hours. Our report is completely based on creative marketing principles to help you realize “the most money” and “the quickest sale” on your property in today’s market. Our report will focus on the most important staging points such as:

  • Curb Appeal and Landscape Presentation.
  • Clutter Removal & Packing for Your Move.
  • Edit Furniture Placement.
  • Paint Color and Accent Choices
  • Repairs to Improve How Your Property Shows
  • Fixture/Hardware Updating
  • Organizing and Storage
  • Accessorize to Create Focal Points

At This Point … Once you have reviewed our Staging Plan Report you can then choose which projects to tackle yourself and which to address professionally. We will make sure you know which are the most crucial to your sales success.

Your Investment ...  is based on the property interior square footage at 12¢ per sq/ft. Example: $300. for up to the minimum of 2500 sq/ft interior.

Our Hands On Staging Service

We will do as little or as much as you would like! … Typically our clients tackle some of the basic prep work (de-cluttering, packing up personal items, cleaning etc.) as outlined in our Staging Plan. We can then complete the balance of the plan with furniture placement editing and augmentation and accessorizing to create an open flow and accent the most important aspects of the property.

Don't be fooled ...There’s much more to staging a house than rearranging or throwing in some new furniture, hanging a couple of pictures, and placing some faux flowers on the staged dining room table. Anyone can do that.

We view your property from the “buyer’s eyes”... and place the finishing touch on your property using proven staging and design techniques.  We maximize the appeal so a broader pool of buyers can imagine themselves living in your home, not the competitions.

We will bring in “WOW” Factor Inventory ... for those properties in need of some special accessories to help them show better,  - to add color, appeal and accent the most important architectural aspects of the property. A small rental fee is applicable.

Your Investment ...  is just $200. plus $85. per hour. Most properties require an average of between 4 to 8 hours of intense staging by our team.

Included ... is a complete photo disc review of the staged property for use in your marketing strategies.

For the “do it yourself” property owner … Our services are also available to you on an hourly rate for any follow up you may require, including advice, checking on your plan’s progress and property improvements or preparing for an open house at a Fee of just $85. per hour.

Staging by Email Consultation

For those property owners with limited time for a traditional consult… We offer our staging consult via the internet.

First … you complete our short information form and if you already have a REALTOR, we will contact them to review the specifics of the property.

Then … you take a series of photos,  5 to 6 quality photos of each room, and email them to us along with any concerns you may have for that room.

Using … your supplied information, photos and answers to our specific questions, we will provide you with an emailed report of staging recommendations covering lighting, flow, furniture placement, accessories, color theme, paint color and wall accents.

Included ... is a  30 minute complementary phone discussion after you have reviewed our report to address any specific qustions you may have.

Your Investment ... for this service is $80. per room up to three rooms and $55. per room for any additional.

Vacant Property Staging

We begin ... our staging of a vacant property by creating a plan based on your budget. We then bring in tasteful furniture, art, rugs, plants and accessories to highlight the property’s best features and draw attention away from any problem areas.

Creating the purpose of each room ...through furnishing and accent staging creates  context and gives buyers a better perspective and sense of scale.  Using our inventory and a furniture rental company, we will transform your empty space into a showplace! 

Your Investment ... Staging a vacant home can cost anywhere from $3,500-$10,000 depending on the size of the home and the number of rooms to be furnished. The average home falls in the neighborhood of $3,000 to $5,000 for a 3 month rental. This price includes consultation, design, all furnishings and accessories, delivery, setup, removal and insurance in case something should happen to our items while in the property. "VIRTUAL" Vacant Property Staging
Open House and Realtor Tour Package

Your staging plan is complete ... and now your ready to show off your property. We will provide a final touch up walk through to insure that your property shows at its best. We can also provide:

  • Welcome greeters for that personal welcome & hospitality service.
  • Informational packet staging  set up to capture visitors' attention.
  • Display signs that point to the special features of the property.
  • A hospitality center complete with oven ready baked goods, finger foods and beverages including paper serving supplies.

Your Investment ... for a final touch up walk through one hour prior to showing is $75. All additional services are based on the actual services requested, expected volume of guests and the time frame of the showing. Call us for a quote.

Senior Transitions

  • We can organize and/or PRE-PACK your belongings.
  • We can help prepare and/or run an Estate Sale or Garage Sale.
  • We can arrange for a Charitable Organization to pick-up your donated items.
  • Unpack and stage the new residence.

Your Investment ... is based on the scope of work and timeframe required. We will provide you with a free for a flat fee package price or hourly fee
Discounts  & Savings

Discounts are available for our service investments … If you list your property with one of our "Exclusive Realtor Partners" you will be entitled to a discount off our published service fees. Ask your Realtor for further information.

Defer Home Staging cost until closing … As long as your current listing is active with one of our Exclusive Realtor Partners and does not end, you can defer the Property Staging investment fees charged by us until you go to settlement. However, should you cancel the property listing for any reason, or change realtors, our fees are due in full within 5 business days [not applicable to rental fees, e-staging and virtual staging or third party service vendor fees.]
